Work on $1.3 Billion Al Khuwair Downtown Project in Muscat Set to Begin in 2025

Muscat – The highly anticipated $1.3 billion Al Khuwair Downtown and Waterfront Development Project in Muscat is set to commence construction by the end of this year. The Ministry of Housing and Urban Planning has confirmed that preparations are well underway, with the detailed design phase expected to begin soon.
Spanning approximately 3.3 million square meters, this ambitious project is designed to redefine Muscat’s urban landscape. Renowned architecture firm Zaha Hadid Architects has been entrusted with the design, ensuring a blend of modern infrastructure and sustainable urban planning.
The development will include a state-of-the-art marina, pristine waterfront areas with beaches, extensive sports facilities, and a scenic canal walkway. Additionally, a cultural quarter will be established to highlight Oman’s rich heritage, alongside a newly planned ministry complex. These features aim to enhance the city’s aesthetic appeal while providing improved public amenities and recreational spaces for residents and visitors alike.
As a key component of Oman’s National Spatial Strategy, the project aligns with the goals of Oman Vision 2040, which seeks to balance economic growth with environmental sustainability. The development will also contribute to Muscat’s expansion efforts, integrating new infrastructure while ensuring the preservation of the area’s natural landscape.
Strategically located near the Al Khuwair desalination plant and government ministry buildings, the project is expected to play a significant role in reshaping the city’s urban planning. Furthermore, the redevelopment of the ministries’ zone is set to take place gradually, ensuring a smooth transition as the area undergoes modernization.
